The number of new homes which construction started on fell 20% in April compared to the previous month, according to new data released by the Department of Housing.
However despite this drop, the number of residential units commenced last month was up almost 10% on the same month last year.
The number of residential commencements over the January to April period is 6% higher than over the same period in 2022.
That is the highest level of commencements for this period since records began eight years ago.
In total work began on 2,579 new homes in April, down from the 3,244 commenced in March, but up from the 2,346 started in April 2022.
1,376 of the homes were in the four local authority areas in the capital, with 1,648 in the greater Dublin area.
The Government continues to come under pressure from the opposition and others to put policies and other measures in place to allow more homes to be built.
Last year, 29,851 new dwellings were completed here.
The Housing for All strategy commits the Government to enable the building of 33,000 new homes on average every year for the rest of the decade.
